Letting in Lanzarote from abroad

Arrecife concentrates the residential demand: people working in tourism, health care and services, on an island short of long-term housing. In Puerto del Carmen, Costa Teguise and Playa Blanca, many homes belong to British, Irish and German owners.

What the firm does for you

  • Tenant checks: income, employment and debtor registers
  • A contract suited to an owner who cannot visit often
  • Rent collection and periodic reports, wherever you live
  • Repairs by local contractors, with a report and receipt for each job
  • Form 210, prepared and filed for you
  • If rent goes unpaid: claim and eviction, with no additional fees from the firm

If the tenant stops paying in Lanzarote

Lanzarote is a single judicial district: an eviction anywhere on the island, La Graciosa included, goes to the Tribunal de Instancia of Arrecife (art. 52.1.7.º LEC), to its Civil Section or, without separate sections, to its single section (art. 84 LOPJ).

  1. Demand by burofax

The firm demands the rent by burofax at the first missed payment. If 30 days or more pass before the claim and the rent is still owed at filing, the tenant loses the ordinary option of ending the case by paying.

    Art. 22.4 LEC

  2. Settlement attempt, then the claim

The law first requires an attempt to settle, such as mediation or a negotiation between the parties. The claim then seeks possession and the unpaid rent together; an owner who is not a large holder (gran tenedor) attaches a Land Registry certificate of their properties.

Art. 5 of Organic Law 1/2025; arts. 250.1.1.º and 439.6 LEC

  3. Ten days for the tenant

After admission, the court clerk requires the tenant to leave, pay or oppose within ten days and fixes the eviction date, which stands if the tenant does none of those things.

    Art. 438.5 LEC

Nothing on top of the management fee for the claim or the eviction; a procurador, where mandatory (art. 23 LEC), is a third-party cost stated in the proposal. Step by step: what to do when a tenant stops paying.

Tax on your Lanzarote rent

Non-resident income tax (IRNR), on form 210:

  • Ireland, Germany, the Netherlands or another EU state: 19% on the rent minus the expenses directly linked to the let (arts. 24.6 and 25.1.a of the Non-Residents’ Income Tax Act, TRLIRNR). An EEA state such as Norway qualifies only with an effective exchange of tax information with Spain.
  • The United Kingdom and any other country outside the EU and the EEA: 24% of the whole rent, with no expenses deducted (arts. 24.1 and 25.1.a TRLIRNR).

Ireland or the United Kingdom may also tax the rent; any double taxation treaty sets how the Spanish tax counts there. Deductions and deadlines: form 210 for non-resident landlords.

Holiday lets in Lanzarote under Law 6/2025

Puerto del Carmen, Costa Teguise and Playa Blanca concentrate the island’s holiday homes. Under Law 6/2025, tourist use needs a town plan that expressly allows it (art. 3.3) and a responsible declaration to the Cabildo de Lanzarote (art. 7.1). Every listing must show the registration number (art. 8.6); without it, the advert is a very serious infringement, fined €30,001 to €300,000 (Law 7/1995, arts. 75.16 and 79.2.c).

Part of Yaiza lies in or around Timanfaya National Park: in protected natural areas and Natura 2000 sites only their own plans can enable tourist use, and town plans cannot enable it on rural land protected for its natural or landscape value (art. 4.4.e and f). Apartments in a complex set up as a tourist establishment count as tourist units, not homes (art. 5.1.c).

How the holiday-let licence works in the Canary Islands

Signing and managing from abroad

No need to travel to Lanzarote: the firm uses digital signatures, reports regularly on the home and each payment, and works in English, Spanish, German, French, Italian or Dutch.

Fees for a Lanzarote let

Long-term let:
8% to 12% of the monthly rent, depending on the property and the services
Holiday let:
15% to 25% of income
First assessment of your home:
free, without obligation
Unpaid rent:
claim and eviction with no additional fees from the firm

IGIC at the general rate of 7% is added to the fees (art. 51.1.d of Law 4/2012). All fees and conditions, in Spanish: precios de la gestión de alquileres.

Questions from owners in Lanzarote

I live in Ireland and use my Lanzarote flat part of the year. What do I declare?

The rent, at 19% on the net amount, filed once a year from 1 to 20 April of the following year when there is tax to pay (from the last quarter of 2026); and imputed income (renta imputada) for the periods it is not let, filed from 1 April to 31 December of the following year (arts. 24.5, 24.6 and 25.1.a TRLIRNR; art. 5 of Order EHA/3316/2010).

I inherited an apartment that was always let to tourists. Can I carry on?

Do not assume so: it depends on the title under which it has operated and on the transitional rules of Law 6/2025, checked case by case. Until then, do not advertise it without a valid registration number (art. 8.6).

Who lodges the tenant’s deposit if I live abroad?

The firm does. The landlord has one month from signing to deposit an equivalent sum with the Canary Islands government, even if the tenant paid no deposit (Law 2/2014, art. 2); at the end, the firm asks for it back.

Is a long-term let realistic in Puerto del Carmen, Costa Teguise or Playa Blanca?

Often, yes: resort workers look for long-term homes near their jobs, and Arrecife has demand all year. The free assessment compares a long-term let with a holiday let for your home, including whether tourist use is allowed there.
