How much does full rental management cost?

Full management of a long-term rental costs between 8% and 12% of the monthly rent, depending on the property and services. Holiday-let management ranges from 15% to 25% of income. The initial profitability assessment is free.

What exactly does the service include?

Listing the property, tenant vetting with solvency checks, drafting the tenancy agreement, lodging the deposit with the ICV, monthly rent collection, annual rent updates, incident and maintenance management and, if the tenant defaults, the arrears claim and court eviction.

Is eviction really included?

Yes. An estate agency refers you to an outside lawyer who charges separate fees; we are lawyers and handle the proceedings directly, at no additional cost. An uncontested eviction for non-payment is usually resolved within 2 to 4 months from filing.

What happens if my tenant stops paying?

We act from the first missed payment: formal demand, eviction claim and recovery of the rent owed. Every month of inaction is another month of debt and another month without your property back — so we do not wait.

I am a non-resident owner — can you take care of everything?

Yes. We manage the rental entirely remotely with periodic reports, file the non-resident income tax (IRNR, form 210) on your rental income and assist you in English, Spanish, German, French, Italian and Dutch.

Do you also manage holiday lets?

Yes. Tourist rentals require registration in the Canary Islands tourism registry and carry their own tax rules and restrictions. We manage the let together with the licensing of the property; fees range from 15% to 25% of income, reflecting the greater workload involved.

Who lodges the tenant’s deposit?

We do. In the Canary Islands the tenancy deposit must be lodged with the Instituto Canario de la Vivienda (ICV); we handle the lodging at the start of the tenancy and its recovery and settlement at the end.
