Do you speak English?
Yes. Our team provides full service in English for foreign property owners. All documents, meeting minutes and communications can be provided in both Spanish and English.
What are "community fees" in Spain?
Community fees (cuotas de comunidad) are the monthly or quarterly charges paid by all owners in a shared building or complex. They cover building maintenance, insurance, and management costs.
What happens if an owner doesn't pay community fees in Spain?
Under Spanish law (Ley de Propiedad Horizontal), unpaid fees can be recovered through a fast-track court process called "procedimiento monitorio". As lawyers, we handle this directly — included in our management fee.
Can you manage communities with mostly foreign owners?
Yes. We specialise in communities where the majority of owners are British, German, Irish or from other countries. We adapt all communications and facilitate proxy voting for non-resident owners.
Is it compulsory to have a property manager in Spain?
Not legally required, but communities with more than 4 owners must have a President. Professional management is strongly recommended to ensure legal compliance, proper accounting and debt recovery.
How do I switch to your management company?
The community votes to change manager at a general meeting (simple majority). We handle the full handover from the previous manager within 2-4 weeks, with no interruption to services.
