Property management
in Fuerteventura
ALY Abogados & Administradores manages long-term lets in Fuerteventura for 8% to 12% of the monthly rent, plus IGIC at 7%, and its lawyer brings any arrears claim and eviction with no additional fees from the firm. In Corralejo, Caleta de Fuste and Costa Calma, where holiday lets dominate, the firm first checks compliance with Law 6/2025.
The firm, led by lawyer Lázaro Héctor Amable Méndez (ICALPA no. 5,231), works from Las Palmas de Gran Canaria for owners who live in mainland Spain or abroad.
The local market
Many holiday lets, few long-term homes
Corralejo, in La Oliva, and Caleta de Fuste, in Antigua, hold most of the island’s apartments and bungalows, followed by Costa Calma and Morro Jable, in Pájara; Puerto del Rosario, the capital, is above all a residential market. Holiday lets dominate the supply, while people who work in tourism struggle to find a home to rent long term. So a long-term let is a real alternative when a holiday let stops paying or must stop.
Is your holiday let compliant?
New holiday lets
A responsible declaration (declaración responsable) goes to the Cabildo de Fuerteventura before any guest arrives, with an activity report, the community’s certificate if there is one and a cédula urbanística proving that the town plan expressly permits tourist use (arts. 7.1 and 7.7 of Law 6/2025). The home must generally be ten or more years old (art. 5.1.a).
Listings
The tourist register number must appear in every advert (art. 8.6); an advert without it is a very serious infringement, fined €30,001 to €300,000 (Canary Islands Law 7/1995, arts. 75.16 and 79.2.c).
Lapsed titles
Carrying on with tourist use once the enabling title has lapsed is a serious planning infringement, with fines of €15,000 to €150,000 (art. 383.3 of Canary Islands Law 4/2017).
IGIC
Letting a home as a dwelling is exempt; a furnished home marketed through tourist channels is not (art. 50.Uno.23.º of Canary Islands Law 4/2012).
The service
From holiday let to long-term let
If the holiday let no longer works, the firm can run the property as a long-term let: it values the rent, vets tenants (solvency and debtor registers), drafts the contract, lodges the deposit with the Canary Islands government within one month (art. 2 of Law 2/2014), collects the rent and handles repairs through local contractors, with periodic reports.
Non-payment
What if your tenant stops paying?
On the first missed payment the firm sends a formal demand. Made at least 30 days before filing and still unpaid at that point, it stops the tenant from using the ordinary right to end the eviction by paying (art. 22.4 LEC). After the attempt to settle that the law requires (art. 5 of Organic Law 1/2025), the claim for eviction and rent goes to the Tribunal de Instancia of Puerto del Rosario in a summary procedure (arts. 52.1.7.º and 250.1.1.º LEC). From the court clerk’s requirement, the tenant has ten days to move out, pay or oppose (art. 438.5 LEC).
How long it takes depends on the court’s workload, on any opposition and on the tenant’s circumstances. The firm keeps you informed at each stage and promises no duration.
Tax
Where you live decides the tax
- Tax resident in mainland Spain: the rent goes in your personal income tax (IRPF) return; form 210 is for non-residents (art. 5.a of the IRNR Act).
- Living in another EU country, or in an EEA country with an effective exchange of tax information with Spain: 19% on the rent minus the expenses directly tied to it. Anywhere else, the United Kingdom included: 24% on the full rent (arts. 24.1, 24.6 and 25.1.a of the IRNR Act).
- Rent with tax to pay goes on form 210 once a year, filed from 1 to 20 April of the next year, starting with the rent for the last quarter of 2026 (Order HAC/623/2026); for periods when the home is not let, imputed income is declared (art. 24.5). The firm files both.
Frequently asked questions
Questions from owners in Fuerteventura
My holiday let in Corralejo was registered before Law 6/2025. Can I keep letting it?
As a rule, for a time. A holiday let properly registered under Decree 113/2015 that does not move to the consolidated-use regime can carry on for five years from 13 December 2025, and the Cabildo can extend this once, by up to five years, if asked within four years with proof that the initial period does not offset the loss. If the operator is not the owner, the declaration lapses when the operator’s contract ends, if that comes first (second transitional provision of Law 6/2025). The firm checks your case first.
Which court hears an eviction in Fuerteventura?
The Tribunal de Instancia (court of first instance) of Puerto del Rosario, whose judicial district covers the whole island, from Corralejo to Morro Jable (art. 52.1.7.º LEC). The firm brings and follows the case itself.
Is a long-term let a realistic option in Fuerteventura?
It can be: tourism workers find few homes to rent long term, and a long-term let brings steadier income with less management. The free assessment compares both options for your property.
Can the firm help with a holiday let in Fuerteventura?
Yes, starting with compliance: the firm checks the town plan, the community’s position and the title of the building, and files the responsible declaration with the Cabildo where it applies (Law 6/2025).
