If you are buying property, starting a business, or moving to the Canary Islands, you will hear about the NIE number almost immediately. It is the single most important document for foreigners in Spain, and without it you cannot complete almost any significant legal or financial transaction.
This guide explains everything you need to know about the NIE in the Canary Islands — what it is, who needs it, how to get it, and common mistakes to avoid.
What Is a NIE Number?
The NIE (Número de Identificación de Extranjero — Foreigner Identification Number) is a unique tax and identification number assigned to non-Spanish nationals by the Spanish authorities. It:
- Identifies you for tax purposes in Spain
- Is required for almost all official transactions
- Is permanent (it does not expire or change)
- Is assigned to you personally — it is not tied to any particular residency status
The format is: letter + 7 digits + letter (e.g. X-1234567-A).
Who Needs a NIE in the Canary Islands?
You need a NIE to:
- Buy property — cannot sign before a notary without one
- Open a Spanish bank account — most banks require it
- Work legally in Spain — employer must register you with Social Security
- Register a company or become a company director
- File a Spanish tax return (even for non-residents who own property)
- Receive an inheritance — property transfer requires NIE
- Buy a car or other high-value asset
- Access public healthcare or social services
- Apply for a mortgage
In short: if you are spending any significant time or money in Spain, you need a NIE.
Types of NIE: EU vs Non-EU Citizens
For EU Citizens (including British Citizens with Pre-Settled Status)
EU citizens (Germans, French, Italians, etc.) obtain a Certificate of Registration in the EU Foreigner Registry (Certificado de Registro de Ciudadano de la Unión). This is issued on a green card and serves as their NIE.
Note for British nationals: Since Brexit, UK citizens are no longer EU citizens for this purpose. British nationals who were resident before 31 December 2020 may have pre-settled or settled status under the Withdrawal Agreement. New arrivals from the UK need the non-EU NIE process.
For Non-EU Citizens
Non-EU citizens (Americans, British nationals arriving after 2021, Canadians, Australians, etc.) receive a NIE on a white document (resguardo). This is the standard NIE — a reference number only, not a residency permit.
If you plan to reside in Spain, you will also need a TIE (Tarjeta de Identidad de Extranjero) — the physical residency card.

How to Get a NIE: Step by Step
Option 1: Apply in Person in Spain

Book an appointment via the iCITA website (Ministerio del Interior). This is the hardest step — appointments fill up weeks in advance.

Prepare the documents:
- Completed application form (EX-15)
- Original passport + photocopy of all pages
- Proof of the reason for your NIE request (property contract, employment contract, business formation documents, etc.)
- Proof of payment of the tax (Modelo 790, Código 012) — around €10–15
- 1 recent passport-sized photograph

Attend the appointment at the Foreigner's Office with all originals and copies.

Receive your NIE the same day or within a few days, depending on the office.
Option 2: Apply via a Lawyer (Recommended for Property Buyers)
You can grant a power of attorney (poder notarial) to your Spanish lawyer, who will apply for the NIE on your behalf. This is the most common approach for property buyers who cannot travel to Spain before the purchase deadline.
Your lawyer will:
- Draft the power of attorney (which you sign before a Spanish consulate or a notary in your country)
- Apply for the NIE at the Foreigner's Office in the Canary Islands
- Obtain the NIE and use it immediately for the notarial deed

Option 3: Apply at the Spanish Consulate in Your Country
You can request a NIE before you arrive in Spain, at the Spanish consulate in your home country. Required documents are similar. Processing times vary — 4–10 weeks is common, longer at busy consulates.
Urgent NIE for Property Buyers
Property purchases have fixed deadlines — completion dates agreed in the contrato de arras (reservation contract). If your NIE is not ready, the sale could collapse, and you could lose your deposit.
If you have an imminent completion date, contact us immediately. We regularly handle urgent NIE applications and can often resolve the situation within days using:
- Expedited applications with documentation proving urgency
- Power of attorney procedures that allow your lawyer to sign on your behalf while you obtain the NIE
Never sign an arras contract without first confirming that your NIE can be obtained in time.
Common Mistakes to Avoid

Not allowing enough time. iCITA appointments in Las Palmas can be booked out 4–8 weeks in advance. Plan well ahead.

Incomplete documentation. A missing photocopy or incorrectly completed form means you leave without the NIE and must rebook. Go with a complete set of documents.

Confusing NIE with residency. The NIE is just a number — it does not grant you the right to live or work in Spain. Residency is a separate process.

Not paying the tax correctly. Modelo 790 must be paid at a Spanish bank (some banks accept online payments). Paying the wrong code or amount means your application is rejected.

Believing you do not need a NIE for "small" transactions. In practice, even opening a long-term rental contract or registering a car will require a NIE.
NIE for Business and Company Formation
